Water on both sides, a dense retail corridor down the middle, and a fish camp that has outlasted most of it. What is actually within reach on the island.
Fleming Island is squeezed between the St. Johns River and Doctors Lake, which is the whole appeal and also the whole constraint. Everything runs north to south along US 17, so the island is unusually convenient for its size — you are rarely more than a few minutes from a supermarket, a hospital or a boat ramp.
The water is the reason people move here. Doctors Lake is protected enough for daily use and the river is right there for anyone who wants to run further. If you are buying with a boat in mind, that geography matters more than any amenity list.
