Why this is a list and not a recommendation
There is no audited, published ranking of Florida home inspectors. Any agent handing you a single name is giving you a habit, not research. What I can give you is a verified starting point and a set of questions that will separate the good ones fast.
- Confirm the licence. Florida home inspectors are licensed by DBPR and the number begins with HI. Search at myfloridalicense.com. Where a company below does not publish a number, I have said so.
- Ask what is excluded. On coastal property this is the important question: docks, seawalls, boat lifts, pools and crawl spaces are excluded by many inspectors.
- Ask whether wind mitigation and the 4-point are bundled or charged separately. Both matter to your insurance quote.
- Ask for a sample report on a similar property.
- Check availability against your inspection period, which in a busy season is the real constraint.

Being straight with you
What this page does not do
- It does not cover docks and seawalls. No general home inspector is a marine contractor or a structural engineer. If a seawall or dock is a meaningful part of what you are buying, hire a specialist for it. I do not have a verified directory of those and will not invent one.
- It is not complete. There are several hundred licensed inspectors in this region. Seventeen companies appear here because those are the ones whose own websites could be loaded and read on 4 August 2026.
- Several publish no licence number. That is noted on each entry rather than glossed over. Ask them for it — a licensed inspector will hand it over without a pause.
- One company was deliberately left off because its own website gives two different phone numbers. I would rather list nobody than send you to a wrong number.
- Absence means unverified, not unsuitable. Nothing on this page is a comment on quality either way.
Common questions
Are these your preferred inspectors?
No. This is a factual directory. I receive nothing for anyone listed here, and you should compare several and choose the one you are comfortable with.
Who inspects a seawall or a dock?
A marine contractor or a structural engineer, not a home inspector. Some home inspectors will comment on visible condition; none of them are qualified to tell you a seawall has ten years left.
Do I need a separate WDO inspection?
In Florida, yes, and it is standard on VA purchases. Some companies perform it in-house, some subcontract it to a licensed pest control operator. Ask which.
How do I verify a Florida home inspector licence?
Use the DBPR licensee verification search, select the Home Inspector board, and search by name or licence number. It is free and takes a minute.
